I am looking for a tool capable of displaying the space not in use inside an
EDB file. Have anyone seen a tool like that?

You seriously want a tool to display the parts of a store that have
nothing in it?
Me, I'd make do with Event ID 1221 and then go down the pub, safe in
the knowledge that there is at least 1MB of free space in the store
after online defragmentation.
